本项目用地南临“深南大道”，东临“沙河西路”，北端距“北环大道”约400米，与城市干道连接紧密。

用地东南边紧邻“沙河高尔夫”，“名商高尔夫”两个高尔夫球场，用地南侧与地铁一号线高新园站直接相连，地铁站口附近是“深南大道”公交站群，这些都是本计划应充分利用的公共交通资源。

大冲村所在的南山高新技术产业园区拥有大量而集中的研发、办公用地及项目，缺乏与之规模相应的商业、商务配套及居住功能。
