　　1）guarantyingthesafetyandgoodconditionsofthepremisesandattachedfacilitiesandaccountofrelevantfeesaresettledonscheduleduringtheleaseterm，partybwillpaytopartyaasadepositbefore

　　3）incasepartybbreachesthiscontract，partyahasrighttodeductthedefaultfine，compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems，partybshouldpaytheinsufficiencywithintendaysafterreceivingthewrittennoticeofpaymentfrompartya.

　　4）ifpartybcan‘tnormallyusetheapartmentbecauseofpartya，partyashouldreturnthedeposittopartybatonce.and，partybhastherighttoaskforthecompensationfrompartya

　　6.obligationsofpartya

　　1）partyawillprovidethepremisesandattachedfacilities（seetheappendixoffurniturelistfordetail）onscheduletopartybforusing.

　　2）incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems，naturaldamagesoraccidents，partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan‘trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally，partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.

　　3）partyawillguaranteetheleaserightofthepremises……incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb，.partyashallquarantcethatthenewowner，andotherassociated，thirdpartiesshallbeboundbythetermsofthiscontract.otherwise，partyawillberesponsibletocompensatepartyb‘slosses.

　　4）partyamustregisterthiscontractwiththerelevantgovernmentauthorityifnotdoingsoresultingthatthiscontractisinvalidorpartyb‘srightofleasingmaybedamaged，partyashouldtaketheallresponsibilities.partyashouldalsobearthealltherelevanttaxes.

　　7.obligationsofpartyb

　　1）partybwillpaytherentalandthedepositontime.

　　2）partybmayaddnewfacilitieswithpartya‘sapproval.whenthiscontractexpires，partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.

　　3）partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya‘sapprovalandshouldtakegoodcareofthepremises.otherwise，partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.

　　4）partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise，partybwillberesponsibleforthedamagescausedbyit

　　5）partybwillbearthecostofutilitiessuchastelephonecommunications，water，electricityandgasontimeduringtheleaseterm.

　　8.terminationanddissolutionofthecontract

　　1）withinonemonthbeforethecontractexpires，partybwillnotifypartyaifitintendstoextendthelease.inthissituation，twopartieswilldiscussmattersovertheextension.underthesametermspartybhastheprioritytoleasethepremises.

　　2）whentheleasetermexpires，partybwillreturnthepremisesandattachedfacilitiestopartyawithindays.anybelongingsleftinitwithoutpartya‘spreviousunderstandingwillbedeemedtobeabandonedbypartyb.inthissituation，partyahastherighttodisposeofitandpartyawillraisenoobjection.

　　3）thiscontractwillbeeffectiveafterbeingsignedbybothparties.anypartyhasnorighttoterminatethiscontractwithoutanotherparty‘sagreement.anythingnotcoveredinthiscontractwillbediscussedseparatelybybothparties.

　　9.breachofthecontract

　　1）duringtheleaseterm，anypartywhofailstofulfillanyarticleofthiscontractwithouttheotherparty‘sunderstandingwillbedeemedtobreachthecontract.bothpartiesagreethatthedefaultfinewillbe.incasethedefaultfineisnotsufficienttocoverthelosssufferedbythefaultlessparty，thepartyinbreachshouldpayadditionalcompensationtotheotherparty.

　　2）bothpartieswillsolvethedisputesarisingfromexecutionofthecontractorinconnectionwiththecontractthroughfriendlyconsultation.incasetheagreementcannotbereached，anypartymaysummitthedisputetothecourtthathasthejurisdictionoverthematter.

　　10.miscellaneous

　　1）anyannexistheintegralpartofthiscontract.theannexandthiscontractareequallyvalid.

　　2）thereare2originalsofthiscontract.eachpartywillhold1original（s）。
