HomepricesremaineddivergentinChinaduringDecember,withsomeofthefirst-tiercitiesrecordingpricedrops,whilesecondandthird-tiercitiessawincreasesduetothevariedmarketpolicies,theNationalBureauofStatisticssaidonThursday.

Newlybuiltcommercialhousingpricesinthefirst-tiercities-namelyBeijing,Shanghai,GuangzhouandShenzhen-remainedstableinDecember,whilethoseinsecondandthird-tiercitiesroseby0.6percentand0.5percentrespectivelyfromNovember2017.

InSeptember2017,thelocalgovernmentsofseveralregionalcapitalslaunchednewrestrictionstofurtherslowhomesales,inresponsetothecentralgovernment’scalltoendhousingspeculationandcoolthered-hothousingmarketincertaincities.

Ashousingregulationsinlargercitieshavetightened,investorshavestartedlookingforopportunitiesinmedium-sizedandsmallcities,thuscausinganoticeablehomepriceincreaseinthird-tiercities.

FanHengshan,deputysecretary-generaloftheNationalDevelopmentandReformCommission,saidataneconomicforumonThursdaythathousingpricesinthirdandfourth-tiercitieshaverisentoofast,andthisneedstobemonitoredcarefully.

“Thehomepriceincreaseinthird-tiercitieswillhaveafairlylargeimpact,consideringthatalargepartofChina’sgrossdomesticproductandpopulationcomefromthesecities,”saidZhangZhiwei,chiefeconomistandheadofequitystrategyforChinaatDeutscheBank,duringarecentmediabriefing.

Zhangestimatedthatthird-tiercitiesaccountedforamajorpartofChineseresidents’50trillionyuanwealthgains,drivenbyrisinghomepricesin2017.

“Despitearelativelylargeincreaseinhomepricesinthird-tiercities,studieshavefoundthatattheendof2017,localresidentsin85third-tiercitiesneedtosavefourtoeightyearsoftheirincometobuyahome,meaningthathousepricetoincomeratiosarenottoohighinthesecities,”hesaid.

Thaihopestocontinueherresearchtounderstandwhythisgelworkssowellandtoseeifanyothergelcouldcreatebetterresultsandsheisenjoyingthepublicityaboutherdiscovery.Shesaidsheneverexpectedherresearchtogetmediacoverage.“It’skindofcool,”shesaid.“I'mreallygladpeopleareshowinginterestinmyworkandnotjustintheworkitself,butalsointechnologyandenergy.”
