四季酒店设计总则

1.INTENTOFDESIGNSTANDARDS

制定设计标准的意图

TheseDesignStandards（the“Standards”）arewrittentoensurethatFourSeasonsHotelsandResorts（FSHR）propertiesmeettheminimumrequirementsofFSHRandtoestablishaprocesstoobtainapprovalsfromFSHRtodeviatefromtheseminimumrequirements.TheDesignStandardsareissuedtoOwnersandConsultants,sothatallpartiesareawareofthequalityandtheminimumstandardsthatarerequiredbyFSHRandtoensurethatalldrawingsandspecificationscomply.

为确保四季酒店及度假村集团（FSHR）旗下地产达到FSHR的最低要求，并确立一套在偏离这些标准前获取FSHR批准的程序，制定此设计标准（下称“标准”）。

本标准分发给业主及各顾问，使所有各方明了FSHR对质量和最低标准的要求，保证图纸和规格说明与标准相符。

2.OBLIGATIONS

义务

TheOwnerofeachFSHRpropertyiscontractuallyobligatedtoensurethattheStandardsareincorporatedintoconstructiondocumentsandtheprojectisbuiltinaccordancewiththeStandards.TheOwnerchargestheDesignConsultantswiththeresponsibilitytodesigntheprojectincompliancewiththeStandardsandtoensurethattheprojectisconstructedaccordingly.TheConsultantsshallfamiliarizethemselveswiththeStandardsandobtainclarificationfromFSHRforthoseaspectsoftheStandardsaboutwhichtheyareuncertain.TheConsultantsshallnotcommencedesignuntilthisrequirementhasbeenundertaken.

TheStandardsarenotintendedtorestricttheimaginationorcreativityoftheconsultants.TheStandardshavebeendevelopedforFSHRtomaintainconsistencyandqualityofitspropertiesworldwide,inordertodeliverthephysicalandserviceproducttoitsguestsandthefinancialperformancetotheOwner.

FSHR旗下地产的业主负有合同上的义务，要确保施工图将本标准融于其中，且项目按照本标准的要求进行建设。

业主应责成设计顾问按照本标准的要求设计项目并确保项目按此设计进行施工。

顾问应熟悉本标准，如有不确定之处，应向四季酒店询问清楚。

在完成此项要求之前，顾问不应开始其设计工作。

本标准并非想限制顾问的想象力和创造力。

FSHR制定本标准是为了保证其在世界各地的地产的质量和一致性，向顾客提供优良的实物产品和服务产品，为业主实现利润。

3.ROLESANDRESPONSIBILITIES

角色与责任

TheStandardsareintendedasatoolforOwnerandConsultantstodesignandbuildasuperiorhotelproductcomparabletoexistingFourSeasonshotelsandresorts.TheStandardshaveevolvedovermanydecadesandaddressthefundamentalsanddetailsofcreatingafivestarluxuryproperty.Eachstandardisbasedonachievingacertaingoal.Designbasedontheseprinciplesofperformanceandefficiencywillresultinahotelwhichprovidesaseamlessexperienceforguests.Recognizingthatdesignissubjective,aprocedurehasbeendevisedtoaccommodatedifferentwaysofachievingadesiredaestheticandfunctionalityobjective.Ifanalternatedesignisproposedwhichfulfillstheperformanceandefficiencyobjectives,itwillbegivendueconsideration.

本标准意在为业主和顾问提供一件工具，用于设计、建造一座能与四季酒店及度假村集团现有酒店相媲美的高级酒店。

本标准着眼于建造一座五星级豪华地产的基本与细节，经过数十年的演化而成。

每一项标准都是为了达成某一项目标。

按照这些讲求效用与效率的原则设计出来的酒店将为顾客提供顺畅的体验。

由于认识到设计活动是主观的，四季酒店设计了一套程序，用于接纳不同的、但同样能达到所要求的美学与功能目标的方法。

如果某一替代设计方案能够实现效用与效率目标，它将得到适当的考虑。

a）Owner

业主

OwnerisresponsiblefordistributingtheStandardstotheConsultantsandContractor（“theTeam”）andinstructingalltoachievethedesignobjectivescontainedtherein.OwnerisboundcontractuallytodeliverahotelproductconformingtotheStandardsandshouldmaketheConsultantsandContractorawarethatthisresponsibilityissharedbyallteammembers.ItisrecommendedthatOwnerappendtheStandardstohisindividualcontractswithconsultantsand,intheeventofaDesign/BuildContract,toContractorinordertoensurefullcompliance.OwnershouldmeetwiththeTeamtodiscusstheStandardstoascertainathoroughunderstandingoftherequirementsandnecessityforimplementation.

业主的责任是将本标准分发给顾问和承包人（合称“工程组”），并指示他们实现本标准中的设计目标。

业主负有合同上的责任，要完成一座符合本标准的酒店建筑，并要使顾问和承包人清楚这也是工程组中每一个成员的责任。

我们建议业主将本标准附于他与顾问（如是设计-建筑合同，则与承包人）所签的个别合同之后，以保证其工作完全符合本标准。

业主应与工程组会晤并讨论本标准，使各方充分理解执行本标准的必要性和要求。

b）Consultants

顾问

TheArchitectshouldreadtheStandardsintheirentiretyandtransmitrelevantportionsthereoftoallConsultantsforfamiliarizationandimplementation.TheArchitectshouldchairaprojectmobilizationmeetingtodiscusstheStandardsandmakesurethatallConsultantsareawarethatdeviationfromtheintentoftheStandardsisnotpermittedunlesstheConsultantraisestheissuewiththeArchitectandproposesanalternatedesign,productorprocesswhichwillachievetheobjectiveembodiedintheStandards.TheArchitectisthenrequiredtopresentthecontemplatedrevisiontoFourSeasonsforapproval.

建筑师应全文阅读本标准，并将相关部分转发给各顾问，以便他们熟悉和执行本标准。

建筑师应主持召开动员会，讨论本标准，并让所有顾问明白，不得偏离本标准的意图，除非顾问向建筑师汇报相关问题，并提出能够达到本标准所要求的目标的替代设计方案、产品或流程。

之后，建筑师应将预想的修改方案提交四季酒店批准。

TheArchitectshouldscheduleregularStandardsmeetingsthroughouttheprojectdurationtoreviewwork-in-progressforcompliancetotheStandards.

在整个项目实施过程中，建筑师应定期召开会议，讨论标准在工作中的执行情况。

c）FourSeasons

四季酒店

FourSeasonsisresponsibleforprovidingadequatecopies（inelectronicformat）oftheDesignStandardstoOwnerfordistributiontoConsultantsandContractor.RevisionstotheStandardsarisingduringtheprojectwillbeforwardedtoOwnerfordistributiontotheConsultantsandContractor.AnycostorscheduleimpactresultingfromtherevisionwillbeassessedjointlybyOwnerandFourSeasonsregardingfeasibilityforincorporatingintoproject.

四季酒店的责任是提供足够的份数（以电子文档形式），让业主能将本设计标准分发给顾问和承包人。

在项目进行过程中出现的对本标准的修改，也将送交业主，让他分发给顾问和承包人。

业主和四季酒店将一起评估将这些修改纳入项目的可行性及随之产生的费用和对工期的影响。

FourSeasonswillmeetwithOwnerandConsultantstoreviewtheStandardsinordertofamiliarizetheTeamwiththeintentoftheStandardsandtheprocedurebywhichtoproposeandapproveanydeviations.

四季酒店将与业主和顾问会晤并讨论本标准，让工程组熟悉本标准的意图及替代设计方案的提交和批准程序。

FourSeasonswillassistOwnerandConsultantsinincorporatingtheStandardsandtheoperatingcriteriaofFourSeasonsintothedrawingsandspecifications.

四季酒店将帮助业主和顾问将本标准和四季酒店的运作标准融入其图纸和规格说明中。

InterpretationsoftheStandardspresentedbytheConsultantswillbeconsideredbyFourSeasonstoensurethatthefundamentaldesignprinciplesoftheStandardsareachieved.

顾问提交的对本标准的解读将由四季酒店进行评议，以确保本标准的基本设计原则得到遵守。

4.COMMUNICATIONPROTOCOL

沟通方案

a）Owner

业主

Ownerobligationistoestablishaprojectorganizationchartoutlining,amongotherthings,theidentityofallpersonsinvolvedinthedesign,developmentandconstructionofthehotel.Further,OwneristooutlinetheresponsibilitiesofeachpersonrelatingtotheprojectandtotheTeamasawhole.

业主的责任是做一份项目组织结构图，说明每一个参与酒店的设计、开发、建造的人的身份以及其它相关事宜。

另外，业主应说明每个人对项目以及对整个工程组负有的责任。

b）Consultants

顾问

TheArchitectshoulddeterminecommunicationprotocolwithConsultants.WhereallConsultantshaveadirectcontractwiththeOwner,analternatecommunicationprotocol,likelythroughtheOwner’sProjectManager,willhavetobeestablished.

建筑师应与顾问确定联系的方式。

如所有顾问都可直接与业主联系，就需确定一个替代的沟通方案，比如与业主的项目经理联系。

c）FourSeasons

四季酒店

FourSeasonswilldesignateaDesignandConstructionManagertoactasprimarypointofcontactregardingalldesignandconstructionaspectsoftheproject.ThisindividualwillbethesoleauthoritywithrespecttotheStandards.

四季酒店将指定一名设计施工经理作为主要的联系人，负责项目中所有的设计和施工事宜。

此人将作为解释本标准的唯一权威。

Generally,FourSeasonsrecommendsaclearandsimpleteamorganizationandcommunicationprotocoltowhichallTeammembersadherewithconsistentdiscipline.GoodcommunicationisthefoundationofasuccessfulprojectTeam.

一般而言，四季酒店认为工程组的组织结构和沟通方案应简单、明了，工程组的各成员都严格遵守这些结构和方案。

良好的沟通是工程组成功的基石。

5.DESIGNPHILOSOPHY

a）Architecture

TheStandardspurposefullydonotrefertoarchitecturalstyles.TheFourSeasonsdesignphilosophyaspirestobuildings,whicharecontextual,reflectingthelocation,thecultureandarchitecturaltraditionsoftheplace.Thebuildingmassingshouldbedistinctiveorintimatelyresidentialdependingonthecontext.

本标准刻意未提及建筑风格。

四季酒店的设计理念追求的是能与周边环境相联系的建筑，能反映酒店所在地的地理位置、文化、建筑传统。

根据周边环境的不同，酒店的建筑体量或接近民居式，或与之截然不同。

Architecturalmaterialsanddetailsshouldbedurableandwellexecuted.Acleanlinedbuildingofsuperiormaterialsandgoodqualityworkmanshipispreferredtoanoverdesignedprojectwhichrunstheriskofhavingessentialdetailsrandomlyvalueengineered.

建筑原料应经久耐用，且细节上的施工良好。

一座简朴但用料讲究、工艺精湛的建筑比一座设计复杂但有可能需要对事关本质的细节部分重新做价值工程评估的建筑要好。

Buildingsshouldhaveclearspatialorganizationandshouldguidegueststhroughpublicareaswithaminimumofdirectionalsignage.Internalvolumesshouldhaveproportionstoensuregrandeurorintimacydependingonthefunctionofthespace.

建筑应有清晰的空间布局，并应能以最少的方向指示牌完成在公共区域引导顾客的功能。

建筑内部的空间分配上，应能保证可以营造或宏大、或亲密的氛围，以满足不同场合的需要。

Light,whethernaturalorartificial,shouldbeincorporatedtoprovidecomfortablelevelsofilluminationwhilecreatingmoodsthroughcontrastofdarkerareaswithfocalpointswashedwithlight.

在光照方面，不论是自然光还是人造光，都应能提供舒适的照明，并通过焦点区域充足的光线与较暗区域的对比，营造各种气氛。

Features,whetherexteriorviewsorinteriorart,shouldterminatevistasandenhancetheguestjourneythroughthehotel.

酒店的特色布景，不论是酒店外部的景观还是内部的艺术装饰，均应避免出现深景，增强顾客在酒店里的体验。

Landscapingshouldbereflectiveoftheindigenousfloraofthearea.Featuresshouldbeincorporatedinthelandscapingtocreateinterest.Avarietyofspaces,rangingfromintimatetocommunalshouldbeincluded.Exteriorlightingshouldheightentheromanticambianceofaresortwhilemakingastrikingiconofanurbanhotel.

环境美化设计应能反映当地的原生植物群；设计中要添加特色布景，以引人兴趣；另需安排从亲密空间到公共空间的各种活动空间。

外部照明在标志这是一座城市酒店的同时要彰显度假村的浪漫气氛。

b）InteriorDesign

室内设计

FourSeasonsstrivestoachieveuniqueinteriors,inharmonywiththebuildingarchitectureandreflectiveofthecontextandmarket.Guestcomfortisalwaysapriority.Achievingspectacularpublicareasandappealingresidentialguestroomsistheobjective.

四季酒店努力追求的室内设计是与众不同、但与建筑设计相协调且考虑了周围环境及市场要求的。

顾客的舒适永远是优先考虑的事情。

室内设计的目标是打造能吸引顾客的出色的公共区域和客房。
