AllFixedRentandAdditionalRentshallbepaidbyTenanttoLandlordattheaddresssetforthabove(orsuchotherpartyandaddressasLandlordmaydesignatebynoticetoTenant)withoutnoticeordemandandwithoutabatement,

parkingareas,roads,walkways,sidewalks,landscapedandplantedareas,communityrooms,ifany,themanagingagent’soffice,ifany,andpublicrestrooms,ifany.

NotwithstandinganythinginthisLeasetothecontrary,Landlordreservestheright,atanytimeandfromtimetotime,toclosetemporarilyalloranyportionsoftheCommonAreaswheninLandlord’sjudgmentanysuchclosingisnecessaryordesirable(a)tomakerepairsorchangesortoeffectconstruction,(b)topreventtheacquisitionofpublicrightsinsuchareas,(c)todiscourageunauthorizedparking,or(d)toprotectorpreservenaturalpersonsorproperty.
LandlordmaydosuchotheractsinandtotheCommonAreasasinitsjudgmentmaybedesirabletoimproveormaintainsame.

Tenantagreesthatit,any
subtenant,inviteeorlicenseeandtheirrespectiveofficers,employees,contractorsandagentswillparktheirautomobilesandothervehiclesonlywhereandaspermittedbyLandlord.
Tenantwill,ifandwhensorequestedbyLandlord,furnishLandlordwiththelicensenumbersofanyvehiclesofTenant,anysubtenantorlicensee,inviteeandtheirrespectiveofficers,employeesandagents.

Landlordreservestheright,atanytimeandfromtimetotime,toincrease,reduceorchangethenumber,type,size,location,elevation,natureanduseofanyoftheCommonAreasandtheBuildingandanyotherbuildingsandotherimprovementsintheDemisedPremises,including,withoutlimitation,therighttomoveand/orremovesame,providedsameshallnotunreasonablyblockorinterferewithTenant’smeansofingressoregresstoandfromtheDemisedPremisesforanextendedperiodoftime.

Tenantagreesthatit,anysubtenantorlicenseewillutilizetheCommonAreas,includingloadingdocks,ifany,inacooperativemannerwithothertenants,subtenantsorlicensees.TheuseoftheCommonAreasshallbedefinedandgovernedbytheLandlord’sRulesandRegulations.
