  4.thelessorherebyacknowledgesreceiptofthesumofusd.19,800/—(usdollarsnineteenthousandandeighthundredonly)permonth.

  5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrent

  usd.3,300/—(usdollarsthreethousandandthreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjulyXX.

  6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/—(rupeessixtythousandonly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.

  thelesseeherbyconvenantswithlessorasfollowing:

  1.topaytothelessortherentherebyreservedinthemannerbeforementioned.

  2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair—conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.

  3.tousethedemisespremisesforresiden

  tialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbymr.****

  6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.

  1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.
