厂房设施维护作业程序

1PurposeandScope

目的和适用范围

Toestablishasetofprocedurestoensureastandardworkinstructionon

buildingmaintainingandrepairingfacilityrelatedequipment.Toensurereliable

procedureonmaintainingandrepairingfacilityrelatedequipment.Itisjustforall

Vosslon’sbuildingandfacilitiesinKunshuanfactory.

为确保建筑物及公用设备实施得以可靠性维护及维修,建立一套程序来规范设施

维护的作业过程,仅适用于福斯罗昆山工厂的所有建物及各类设施。

2Responsibleprocesses

过程负责人

2.1TheFacilityMaintenancesectionhead设施维护部门主管职责

2.1.1Setupapreventivemaintenanceplanforallbuildingsandfacilities.

建立针对所有建物及设施的预防性维护计划

2.1.2Arrangeannualmaintenanceofmajorfacilityequipment.

安排针对主要厂务设施的年度维护作业

2.1.3Superviseallfacilityrelatedactivities.

督导所有的厂务相关活动

2.1.4Providetechnicalsupporttofacilityequipmentrepairsand

maintenance.

提供对厂务设备维修及维护的技术支持

2.1.5Ensureallfacilityrelatedactivitiesfollowsafetyandenviroment

requements.

确保全部相关厂务作业活动符合安全及环保要求。

2.2FacilityMaintenancePersonnel设施维护人员职责

Carryoutfactorybuildingsandfacilitiesequipmentpreventivemaintenance

andrepairactivites.Inspectionoffacilityrelatedequipment

实施工厂建筑及厂务设施的维护及维修活动,执行相关设施的日常检查。

3Procedure工作程序

3.1Buildingsandinfrastructures建筑物及基础设施

定期性维护Regularinspectionandmaintenance:

3.1.1每个季度查检建筑物的墙面,地板,屋顶,顶板,门窗,建物设施,若

有明显损坏需及时修复;

Quarterlyinspectionforbuilding’swalls,floors,ceilings,rooves,

doors&windowsetc.Restoreitontimeifanyevidentdamage.

3.1.2每个季度检查及清理屋面垃圾,保持屋面排水顺畅。

对外露金属构件进

行必要的除锈并防腐处理;

Quarterlyinspectionforcleaninggarbagesonroof,keepingthesmooth

drainage.necessarytreatmentofcuttingrustandanticorrosionto

exposedmetalstructure.

3.1.3定期检查钢构厂房屋面,气楼及酸洗车间被腐蚀的情形,根据实际情况

采取必要的维护措施;

structurebuilding.Takenecessarymeasurestoitbasedonactural

situation.

经常性维护Dailymaintenance:

3.1.4办公区域公共走道,会议室等公共场所,保持墙面整洁及设施完好;各

类门窗在使用过程中发现的不良问题需要及时处理;

ingoodsituation.Todealwiththeunhealthyfacilityproblemwhilethe

doorsandwindowsarebeingused.

3.1.5厂区路面及车间环氧树脂地板,及时修复各种原因造成的初期损坏,避

免更大的损坏发生;

Toinspectallepoxyfloorsinfactoryareaandworkshopfrequently,

recoveralloriginaldamagecausedbyanyreasontimely.

3.1.6经常性检查单体建物的功能性及结构安全性检查,及时解决及消除建物

的安全隐患

andremoveallpotentialsafetyproblem.

3.2Lighting照明

周期性维护Regularmaintenance:

3.2.1每个季度全面检查厂区照明,车间照明及各类公共区域照明,对于损坏

的灯具及不良电气配件整体性更换及维护;

repairandchangealldamagedlampsanddefectivepartstimely.

3.2.2每年全面检查一次照明供电线路的状况,对各类照明电气节点进行检查

及紧固;

andfastenalltheelectricconnectersandjoints.

3.2.3更换性能老化且已严重影响供电安全的照明线路,确保用电安全;

3.2.4对于办公区域的照明需保持良好的工作状态,发现损坏的灯管或灯泡,

立即更换;

lampsorbulbsimmediately.

3.2.5对于公共区域照明要兼并考虑节能及保障照度的要求,尽可能使用光控

开关管理公共部分照明。

Energysavingandbrightnessofpubliclightingshouldbeconsidered.It

isbettertotrytomanagepubliclightingbythetwilightsensor.

3.3Airconditioningandventilatingsystem空调及通风系统

3.3.1中央空调每年根据保养手册的要求,更换冷却润滑油及过滤器等;

onoperationandmaintenanceanual.

3.3.2每两年对中央空调水系统进行一次清洗及水处理;检查所有管道设施齐

全有效;

completeandeffective.

3.3.3在空调季节,每季度清洗一次室内所有风机盘管的回风滤网;

theseasonswhichneedairconditioning.

3.3.4对于分体式空调在空调季节每月清洗一次内机滤网;

conditioners.

3.3.5每个季度例行检查并维护建筑通风系统,保持室内健康的空气环境。

Quarterlyregularinspectionandmaintenanceforbuilding’sventilator

system.Keephealthenviromentinside.

3.4Watersupplyanddrainagesystem给排水系统

3.4.1每个季度检查屋面排水口有无堵塞,管道检查口有无松脱;

Quarterlyinspectionwhetheralldrainageoutletsonroofareblocked

andpipelinecheckmouthesareloose.

3.4.2如有发现管路跑冒滴漏的情形及时处理,避免对他物造成破坏;

Dealwithallsituationaboutwaterleakageimmediatelyanywhere,Try

toavoiddamageforothers.

3.4.3及时通知环卫部门每个季度清理一次厂区化粪池;

3.4.5保持雨污水分流。

禁止任何地下管路改造导致雨污水混排。

3.5Firefightingsystem消防系统

3.5.1每年与消防维保单位签订年度维保协议,维保单位须根据国家规范及合

约约定执行各项维保工作;

China’scriteriaandagreementsigned.

3.5.2每月检查所有消防栓及灭火器,保持现场灭火设施处于良好的状态;

Makesuregoodstatusofallfire-fightingequipmentsanytime.

3.5.3发现消防报警系统或消防栓灭火系统的故障须及时处理,消除安全隐

患;

Dealwithallfailuresandfaultsoffirealarmsystemandhydrant

systemsooner.Clearupallpotentialsafetyproblem.

3.5.4重点场所的报警装置例如锅炉房,液化气站的燃气报警系统若有必要的

需要委外检测及校验;

Somealarmdevicesatkeylocationlikethegasalarmsystemofboiler

room,LPGstationshouldbetestedandcalibratedbyoutside

company.

3.6Cranes起重机

3.6.1与专业公司签订行车维保协议,确保维保公司按照检测规程及合约规定

执行定期性维保工作;

Signupthemaintenanceagreementwithprofessionalsupplierto

ensuresupplierprovideregularmaintenanceserviceforallcranes

accordingtoinspectionstandard.

3.6.2备有适当的替换备件,避免生产过程中因配件损坏导致停产事故

Topreparenecessarysparepartstopreventproductionshutdown

becauseofdamagedcomponents.

3.7Kitchen’sepuipment厨房设备

3.7.1厨房主管经常性检查厨房设备的完好状况,发现设备故障及时通知维修

人员处理;

Kitchen’ssupervisorshoudofteninspectallequipments.Ifanyfaults

happens,informtherelatedperson.

3.7.2燃气具使用完毕后需要及时关闭燃气,发生设备漏气及时停用设备,待

修复后方能再投入使用;

gasshoudbeoutofservicerightaway.Thenuseitagainuntilit’swell

repaired.

3.7.3厨房下水道的厨余垃圾需要及时清理,防止排水管道堵塞;

thesewagepipesnottoblock.

3.7.4室外隔油池需要经常性清理以防止油逅沉积粘附于管道。

fromthegreasecatchthepipesinwall.

3.8Boilerroom锅炉房

3.7.1锅炉操作工需严格按照操作手册管理锅炉设备,值班期间每两个小时巡

查一次锅炉运行状况并填写值班记录;

operationannual,Gotopatrolonceeverytwohoursformornitoring

boilerrunningandwritedowntherecordondutybook.

3.7.2检查人员需特别注意软化水的存量,避免锅炉发生干烧;

inthesupplementarytank.Avoidtheboilerstobeheatedwithout.

3.7.3锅炉的温度表,压力计及安全阀等安全阀件至少每年委外校验一次;

calibratedeveryyear.

3.7.4每天巡回检查天然气供应管道有无漏气等异常情况发生;

Patrolinspectionfornaturalgasleakageeverydayisrequired.

3.7.5经常性检查管道有无泄漏水,蒸汽等,目视管道是否严重腐蚀,发生任

何异常及时报告设备主管;

posobilityofpipeswithvisualway.Ifanyabnormalmatterhappens,

reportthefacilitymanagementearly.

3.7.6与专业维保单位签订天然气管道维保协议,每月进行一次全面检查,若

有紧急状况发生,立即通知维保单位到场处理。

Tosighupthemaintenanceagreementwithprofessionalsupplier,once

overallinspectionbyservicesupplier.Ifanyseriousaccidenthappens,

callservicesupplierimmediately.

3.9Aircompressorroom空压机房

3.9.1值班人员每班须至少巡查一次空压设备的运行状况,保证供气压力及空

气干燥质量;及时排放储气罐内积水并填写点检记录;

storagetank.Onitspurposeistoinsuretheairpressureandqualityof

dry.

3.9.2根据末端用气需求适当调节投入运行的设备数量,在保证供气量的前提

下,节省电能;

Properlyadjustthequantityofcompressorswhicharekeepingrunning

accordingtotherequirementofterminals.Trytosaveelectricityby

providingenoughaircapacity.

6of7质量和环境管理手册第2部分3.9.3根据空压机运行时间及时更换耗材，保持空压机的运行效率；Replacetheconsumablepartsinaccordancewithcompressor’sruntime.Remainthesatisfiedefficiencyforcompressors.3.9.4经常性检查内部管道是否有漏气或漏油现象，发现异常及时通知服务商处理，供电问题通知生产电工处理；Regularinspectionforgasandoilleakageofairpipes.Callservicecompanyfordealingwithanyabnormalexpecttheelectricalproblemwhichisinchargedbyproductionelectrician.3.9.5保持空压机房内的理想环境，较好的清洁度及符合设备运行条件的温度，妥善处理替换下的废弃冷却油及耗材零件。

Remainthefittingsurroundingincompressor’sroomlikewellcleanlinessandtempareture.Todoposethewasteoilandconsumablepartsinacorrectway.3.9.6各类安全阀及压力表必须不超过1年委外检测一次，确定所有安全装置工作在有效期内。

Allsafetyvalvesandpressuremetersmustbecalibratedbyoutsidequalifiedorganizationeveryyear.Toidnetifyallsaftydivicesareallinperiodofvalidity.3.10LPGstation液化气站3.10.1值班人员除了巡检锅炉房及空压机房外，需要坚守液化气站值班岗位，监控供气系统安全运行，严格按照各类设备操作手册操作设备；DutypersonmuststaythedutyroomatLPGstationexpectinspectioninboilerroomandcompressor’sroom.ConstantlymonitoringtherunningofLPGsupplysystem.Operatingallequipmentsinstrictcoordancewithinstructionsoroperationanuals.3.10.2值班人员至少每两个小时需巡查一遍所有气站工作设备，听声嗅味辨别设备运
