2.1.1承包商资格预审Prequalificationofcontractors
搜集资格预审的所需的资料。
Obtainprequalificationinformationfrompotentialtenderers.
配合甲方对各投标单位进行实地考察，并提交综合的资格预审报告。
AssistPartyAinthesitevisittoeachpotentialtendererandsubmittheprequalificationreport.
2.1.2招投标Tendering
2.1.2.1拟定招标文件,并编制招投标文件及标底。
Preparationoftenderdocumentsandpre-tenderestimate.
根据图纸及项目情况拟定本项目所有相关专业的招标文件。
甲方就可能对该招标事宜造成更多困难性及复杂性或者在施工过程中承包商是否能按时完成甲方要求的关键项目等工作类别进行评估，以确定是否对其进行拆分或合并。
乙方应充分支持上述甲方的决定，并拟定甲方对拆分或合并的项目的招标文件，协助甲方选定合理的分包单位，以确保该项工程的顺利实施。
Preparetenderdocumentsforalltheworkpackagesonthebasisofthedrawingsandprojectrequirements.PartyAwillassessthekeyworkcategorieswhichmaycausemoredifficultyandcomplexitytotheprocurementprocessorforwhichuncertaintyremainsonthecontractor’stimelycompletionofwork,inordertodecidewhethertoseparateorcombineworkcategories.Inthisregard,PartyBshallfullysupporttheaforementionedPartyA’sdecisionandpreparethetenderdocumentsfortheworkpackagesseparatedorcombined.PartyBshallassistPartyAintheselectionofsubcontractorstoensuresmoothexecutionoftheProject.
2.1.2.2招标方案Tenderingplan
以适当的方式建议并评估其各部门的招标方案。

2.1.2.3招标答疑Answeringtenderqueries
根据招投标情况，组织各投标单位及相关单位对招标文件和图纸答疑。

2.1.2.4评标Tenderassessment
协助甲方与有关单位进行合同谈判，根据甲方批准的内容编制合同文件；
AssistPartyAinthenegotiationswithrelatedparties,preparecontractdocumentsbasedontheconfirmationgivenbyPartyA.
根据需要提供同类建筑设备材料价格的市场行情，供甲方参考；
Provide（asrequired）marketpriceinformationonsimilarequipmentandmaterialsforPartyA’sconsideration;
组织参加评标会议，针对投标单位的报价，进行技术标及商务标的评定及建议；
并给出一份整体的评标报告书面给甲方，供甲方参考。
Arrangeandparticipateintenderassessmentmeetings.Basedontheproposals,carryoutassessmentandgiverecommendationontechnicalproposalsandcommercialproposals;
provideacompletewrittentenderassessmentreporttoPartyAforitsconsideration.
2.1.2.5招投标程序Tenderingprocedures
需严格按照招投标程序进行操作，并对各阶段的评比情况及最后的总结书面汇报给甲方。
Tenderingshallbecarriedoutinstrictaccordancewiththetenderingprocedures.TheassessmentresultsshallbesummarizedinawrittenreportsubmittedtoPartyA.
2.1.3其它服务Otherservices
2.1.3.1提供其他工程所必需的造价咨询服务，包括但不限于：
ProvideothercostconsultingservicesnecessaryfortheProject,includebutnotlimitedto:
协助甲方进行施工合同的管理工作；
AssistPartyAincontractadministration;
为甲方提供工程成本控制的建议，运用技术、合同等手段有效控制成本；
ProvideadvicetoPartyAonhowtocontrolcostbyusingtechnicalandcontractualprovisions;
对已决定的工程变更及设计变更进行估算并及时调整总投资控制目标；
Carryoutevaluationonvariationsthathasbeenconfirmedandaccordinglyadjusttheinvestmentcontroltarget;
审核所有与本工程相关的付款申请，按相应要求和格式向甲方提供工程的付款审核证明及建议；
ReviewallpaymentapplicationsrelatedtotheProjectandprovidetoPartyAinaccordancewithrelevantrequirementsandformatthepaymentcertificationorrecommendation;
对考虑中的工程变更进行造价估算，对工程变更及设计变更及时提交变更分析报告，供甲方决策；
CarryoutevaluationonvariationsthatisunderconsiderationandprovidevariationanalysisreportforPartyA’sdecision;
协助甲方进行竣工结算的编制工作；
AssistPartyAinpreparingtheaccountsettlementoncompletion;
对施工单位提出的竣工结算进行全面审核计算，最终确认总工程量造价。
并向甲方提交每一分项工程结算审计报告及全部工程结算总价、合同管理及执行情况的专题总结报告。
Reviewthestatementatcompletionproposedbythecontractortoeventuallydeterminethetotalcost.ProvidetoPartyAtheauditreportsforeverysubdivisionalwork,theclosedcontractprice,andreportsoncontractadministrationandexecution.
协助甲方整理本工程项目合同文件及有关资料，收集有关工程费用方面的签证资料，核价单据并及时归档；
AssistPartyAinfilingcontractdocumentsandrelateddocumentfortheProject,collectpaymentcertificationdocuments,costverificationsheetsandarchivetheminatimelymanner;
协助甲方进行竣工验收工作；
AssistPartyAinthecompletionacceptance;
帮助甲方编制竣工决算表；
AssistPartyAinpreparingthefinalaccount.
2.1.3.2项目协调服务Projectcoordinationservices
为工程顺利进展所必需的与政府部门、MixC及物业等相关方面的协调。
CoordinationnecessaryfortheProjectprogresswithstatutoryauthorities,MixCandthepropertymanagementcompany.
项目前期各专业进场前的所有协调工作（与项目相关协调：
如MixC市场部、MixC总包及监理、MixC工程部及其物业、MixC分包和其他的商铺；
与政府之间的协调：
如消防局等）。
Allcoordinationworkbeforeeachtradecontractorenteringthesite（relatedcoordination:
suchaswithMixCMarketingDepartment,MixCgeneralcontractorandsupervisioncompany,MixCEngineeringDepartmentandPropertyManagement,MixCsubcontractorsandotherstores;
coordinationwithgovernmentauthorities,suchasFireBureau）.
2.1.3.3设计协调服务Designcoordinationservice
各专业施工图之间的设计协调及装饰施工图纸与其它各专业间的设计协调工作，及设计公司之间的协调工作。
Designcoordinationworksbetweendifferenttradesandinteriordecorationconstruction,andcoordinationworksbetweenPartyAanddesigncompany.
2.1.3.4提供关于工程目标的咨询建议
TorenderadvisesinsettingtheProjecttargets;
2.1.3.5提供关于工程项目管理体系的咨询建议
Torenderadvisesinprojectmanagementsystems;
2.1.3.6许可证申请服务Obtainingapprovalsandpermits
负责协调有关各方面人员以确保顺利获取本工程所需要的许可证（如消防内装修建审意见等），以确保工程顺利开工。
Tocoordinatewithallrelevantpartiesinapplicationforpermits（e.g.commentsonfireprotectionforinteriordecoration）necessaryfortheProject,toensuretimelycommencementofwork.
2.1.3.7风险评估服务Riskassessmentservices
根据其对本工程获取的各方面的信息，针对工程的前期工作进行风险评估，并给出咨询和建议，以书面形式汇报给甲方。
BasedontheinformationontheProjectthatisavailable,providetoPartyAawrittenriskassessmentreportandadvicesonthepre-constructionstageoftheProject.
2.2项目实施阶段ExecutionStage
2.2.1、人员配备Staffing
提供各专业及项目经理等管理人员的名单，并附其各自的简历。
ProvidethelistofstaffandtheirCVs.
乙方需配备如下管理人员：
PartyBshallprovidethefollowingstaff:
项目经理ProjectManager
暖通工程师HVACengineer
机电工程师M&
Eengineer
内装工程师Interiordecorationengineer
资料工程师Documentcontrolengineer
设计协调专员Designcoordinator
工料测量师Quantitysurveyor
一旦乙方提供的管理人员经甲方面试认可后，乙方不得以任何理由更换管理人员；
除非经甲方书面同意。
若甲方发现乙方未经甲方同意而进行更换管理人员的，每发现一次，罚款10000元，且乙方将承担由此造成的一切后果。
OncethestaffproposedbyPartyBisacceptedbyPartyAafterinterview,PartyBshallnotreplacesuchstaffforwhateverreason,unlesswithPartyA’swrittenconsent.IfPartyAfindsthatPartyBreplacestaffwithoutPartyA’sconsent,PartyBshallbepenalizedwithRMB10,000foreachoccurrenceandPartyBshallbearallconsequencescausedbysuchreplacement.
2.2.2、项目管理体系Projectmanagementsystem
方便、快速、准确确定并制定该项目的管理体系，例如，职责、文件管理体系、人员架构文件、操作质量监控体系、通信系统、工作审批制度及其他与此相关的工作。
Toconveniently,fast,andcorrectlydetermineandplanmanagementsystemsfortheProject,forexample,dutiesandresponsibilities,documentcontrolsystem,personnelchartdocuments,operationalqualitycontrolsystem,communicationssystem,workexaminationformapprovalsystem,andotherrelatedworks.
2.2.3、进度计划Programme
2.2.3.1准备详细的工程进度计划表及时间节点作为甲方与承包方之间委托合同的附加文件，其包括对承包方所做工作的检查及其在每一个时间节点完成情况的质量测评。
TopreparedetailsplansandmilestonesforconstructionoperationsassupportingdocumentsoftheContractbetweenPartyAandtheContractors,includingissuingtheworkcheckingandqualifyingcertificateofeverymilestoneoftheContractors.
2.2.3.2对工程进度计划的监督与管理。
Monitoringandcontrolofprogramme
乙方需对制定的进度计划及工期关键点负责；
监督并管理现场的施工进度，对现场实际进度与进度计划进行比较分析，找出偏差，并及时修正偏差，以确保整体工程进度不受影响。
PartyBshallberesponsiblefortheprogrammepreparedbyitandthemilestonestherein;
PartyBshallmonitorandcontroltheprogressonthesite,compareactualprogresswiththeprogramme,identifyandcorrectthedeviationtoensuretheoverallprogrammeisnotaffected.
2.2.3.3乙方应在充分理解甲方可能发生频繁变更的情况下，合理的组织或督促相关施工单位加快施工进度，以确保工程能够顺利完工。
PartyBshall,byfullyunderstandingthatPartyAmayfrequentlyinstructchanges,reasonablycausethecontractorstoexpediteprogresstoensuresmoothcompletionoftheProject.
2.2.3.4需对承包商在施工过程中提交的月、旬、周等分段进度计划进行分析、审核。
PartyBshallanalyzeandreviewthemonthly,ten-dayandweeklyprogrammesubmittedbythecontractor.
2.2.4、质量管理Qualitymanagement
2.2.4.1按照国家相关规范对现场工程质量进行监督管理，确保整体工程质量合格。
SupervisethequalityonsiteinaccordancewithrelevantnationalcodestoensurethequalityoftheProjectisuptostandard.
2.2.4.2针对工程中出现的难点或施工工序等问题，乙方需根据自己的专业知识给出建议或协调，并监督各单位的对认可方案的实施。
PartyBshall,basedonitsexpertise,adviceorcoordinateonthedifficultissuesandsequenceofworkintheProjectandsupervisetheimplementationofagreedactionsbyvariousprojectparticipants.
2.2.4.3乙方对其管理监督的工程负有责任。
其责任不能免除由于质量事故导致的相关部门的调查。
若因乙方监督管理不到位或乱指挥导致的问题，乙方应负相应的责任。
PartyBisresponsiblefortheworksmanaged/supervisedbyit.SuchresponsibilitycannotrelievePartyBfromreceivinginvestigationbyrelevantauthoritiesresultingfromqualityfailures.PartyBshallbeliablefortheproblemsduetoitsunderperformanceoritsgivingofinstructioninanunprofessional
