Article5Areaconfirmationanddifferencetreatment

Article7Breachofcontractresponsibilityforoverduepayment

Ifthebuyercannoteffectthepaymentinthestipulatedtime,heorshewillbetreatedinthemode:

(1)Iftheoverduedateiswithin__days,fromthe2ndduepaymentdatetotheactualpaymentdate,thebuyershouldpaytotheseller%defaultfineaccordingtotheoverduedate,thecontractwillcontinuetobeperformed.

(2)Iftheoverduedateisexceeds__days,thebuyerhastherightstoterminatethecontract.thebuyershouldpaytotheseller%defaultfineaccordingtotheoverduedate,Ifbuyerstillwillingtocontinuethecontract,afterselleragrees,thecontractwillcontinuetobeperformed,fromthe2ndduepaymentdatetotheactualpaymentdate,thebuyershouldpaytotheseller%(thisratiocannotlessthantheratesin

Article8Deliverydeadline

Accordingtothestate’sandlocalgovernmentregulations,thesellershouldhandoverthecommercialresidentialbuilding,whichpossessthebelowconditions,asstipulatedbythecontract,tothebuyerbefore

1.Thiscommodityresidentialbuildingisinspectedtobequalified.

2.Thiscommodityresidentialbuildingiscomprehensivelyinspectedtobequalified.

3.Thiscommodityresidentialbuildingisinstallmentinspectedtobequalified.

4.Thiscommodityresidentialbuildingobtainedtheapprovaldocumentsofcommercialresidentialhandoverforusage.

Butincaseofthefollowingexceptionalreasons,exceptforbothpartiesagreetheterminationoralternationofcontract,thesellercanprolongthedeadlineasperactualfact.

Article9Responsibilityofdelayinhandoverapartment

1.Accordingtotheoverduetime,thesellershouldbetreatedseparately(notbeaccumulated)

Article10Agreementontheplanninganddesigningvariation

Theplanninganddesigningvariationagreedbygovernmentordesigningorganization,whichaffectsthecommodityresidentialqualityandusageofbuyer,thesellershouldsendwrittennotificationtothebuyerwithin10daysaftertheapprovalupontherelatedauthority:
