11、s, Party B hereby expressly waives, first right to purchase and similar rights.四、在续租期间,甲方保留出售本出租房屋的权利,但需提前60日向乙方发出书面通知,在此情况下乙方放弃对该物业的优先购买权,此时乙方有权选择(1)终止本续租协议,甲方应把保证金全款退还以及退还乙方已向甲方支付但尚未使用的租金;或者(2)选择要求继续履行本协议,甲方应确保新业主同意概括承受本续租协议项下剩余租赁期限内甲方的所有权利及义务,且甲方、乙方及新业主应当签署三方转让协议,明确本协议项下乙方已向甲方支付但尚未使用的租金以及其他任何乙方已付

12、未用费用,以及租赁保证金应当由甲方直接转交至新业主,并由新业主向乙方开具新的租赁保证金收据。若前述三方转让协议未能签署导致乙方无法继续承租该房屋的,则甲方应赔偿乙方由此遭受的全部损失,并双倍返还保证金,和返还所有已付未用的租金及其他费用给乙方。During the renewal lease term, Party A reserves the right to sell the Property, provided a prior 60 days written notice is given to Party B. Under this the situation, Party B shall have the right to choose to i) terminate the lease and Party A shall return Party Bs Security Deposit in full and return any rental which has paid by Party B to Party A but not yet used; or ii) keep executing this

14、 Renewal Lease Agreement, then Party B shall ensure the new property owner agree to bear all rights and obligations of Party A during the remaining lease term under this Renewal Lease Agreement, and Party A, Party B and the new landlord shall enter into a tri-party transfer agreement, which shall clearly stating that all the Security Deposit in full and any rental and other fees which has paid by Party B to Party A but
