写字楼设计任务书

DesignSpecificationforOfficeBuilding

一，  项目地块基本特征概述basicblockfeaturesfortheproject

1，项目位置概况：

写字楼位于香山国际游艇俱乐部项目北侧，西临环岛路，北靠近香山，东面紧邻五星级酒店，南面为俱乐部水上活动中心、别墅区和大面积水域，场地呈不规则型。

1,location：

OfficeissituatedatthenorthofXiangshanInternationalYachtClub,westtoHuandaoRoad,northclosetoXiangshan,eastclosetofive-starhotel,withtheWaterActivitiesCenteroftheClub,villasandthevastwaterareainthesouth,takingonanirregularshape.

2，项目环境与交通条件：

该项目位于厦门国际会展中心北侧，与奥网中心（在建）、国际会议中心隔路相望，三面临海，有丰富的自然景观资源和建筑景观。

交通地处会展中心北段环岛路段，路况很好，目前尚无公交系统配套。

TheprojectislocatedtothenorthofXiamenInternationalConferenceandExhibitionCenter,facingtheOlympicTennisCenter（underconstruction）andtheInternationalConferenceCenteracrosstheroad,adjacenttotheseaonitsthreesideswithrichnaturalandarchitecturallandscaperesources.LocatedatthenorthernpartofislandoftheExhibitionCenter,thetrafficconditionisperfectwithoutpublictransportationsystemsupportingatpresent.

3，写字楼建筑总用地面积21236平方米，正负0以上（以环岛路为标准），写字楼建筑面积53000平方米（不含地下室部分）。

建筑物的退线关系具体详附件。

3,Officebuildingcovers21,236m2,abovepositiveandnegative“zero”（basedonHuandaoRoad）.Thebuildingareaoftheofficebuildingis53,000m2（excludingbasement）.Wire-backardrelationofbuildingisdescribedindetailintheattachment.

二，  设计内容Designcontents

1，单体建筑设计方案；

2，景观设计方案。

三、设计总体要求theoveralldesignrequirements

1、符合甲级写字楼标准，设计高度为155米；裙房一、二层层高应大于9.0米，标准层高度考虑做到7.0-8.0米。

2、满足厦门市规划局《2005G05（香山国际游艇码头）地块规划设计条件》（见附件）。

3、强调“地标”“四化”与“一发展”

地标----办公楼设计不仅在造型设计上，同时在功能服务配套设计都是以国际地标、超一流的标准来考虑设计；

个性化---在室内空间设置、服务配套等方面强调个性特色；

智能化---高度的网络化、自动化。

可持续发展---办公空间的发展，具有延展性，随公司的发展办公系统空间的变化可以灵活变化。

4、建筑布局合理，与环境有机协调，与周边道路衔接顺畅，适应地方气候，造型富有创意，空间丰富、立意新颖，成为新世纪“地标”性建筑之一；厦门环岛路上的一颗明珠。

建筑形态应服从城市设计的整体要求，要兼顾五个面的美观，特别要处理好建筑与海的景观效果，创造舒适宜人的外部环境；

7、充分考虑可持续发展的需要，使之能随未来社会的发展，不断作出适应性的调整；

8、满足国家相关法律法规；

9、满足业主的设计规划要求，同时应遵循经济效益和建设成本的合理配比；

四、设计原则DesignPrinciples

1、基本设计原则Basicdesignprinciples

（1）与五星级酒店、滨海商业中心及其他功能区合理衔接；

（2）规划设计应和建筑成本结合考虑做到合理配比；

（1）Connectreasonablywithfive-starhotels,Binhaicommercialcentersandotherfunctionalareas;

（2）Layoutdesignshouldbeconsideredwithconstructioncosttoachieveareasonableratio;

 （3）将容积率做满，同时考虑设计空间在二次装修后的充分使用；

 （4）要确保“滨海”、“特色”、“高档”的产品定；

（4）Theorientationsof“coastal”,“characteristic”and“topgrade”aretobeguaranteed.

（5）充分合理利用地块空间，特别是地块正负0以下的建筑空间，使其商业价值和商业空间利用率最大化，同时需考虑地下部分的景观，充分利用场地的滨海环境，做到将景观绿化、空间绿化和滨海建筑特色相结合；

 （6）合理的组织景观流线与景观视线通廊；

 （7）单体设计要注重建筑的天际轮廓线的节奏和韵律设计；

（8）交通组织保证人车分流，不同功能的人车流组织和动静的关系要处理好；

（5）Theblockspaceistobefullyandrationallyutilized,especiallyfortheconstructionspacebelowpositiveandnegative“zero”,sothatitscommercialvalueandcommercialspaceutilizationratiocanbemaximized.Atthesametime,theundergroundlandscapeshouldalsobeconsideredforefficientusethecoastalenvironment.Acombinationofsightvirescence,spatialgreeningandcostalconstructionistobeachieved;

（6）Reasonablyorganizelandscapeflowandlandscapevisualcorridor;

（7）Individualdesignshouldfocusonrhythmandmeterofhorizoncontourline;

（8）Thetrafficorganizationassuresdistributaryofhumanandvehiclethattherelationbetweenhumanandvehicle,thestaticandthedynamicshouldbehandledproperly;

（9）建筑的立面处理上，体现现代滨海园林建筑风格特点；

（10）建筑之间的间距应满足国家和厦门市的法律法规及相关的规定。

（9）Characteristicsofmoderncoastalgardensarchitecturesshouldbeembodiedinfacadeprocessing;

（10）Spacingbetweenconstructionsshouldmeetlaws,regulationsandrelatedrequirementsofthecountryandXiamencity.

（11）在完全消化建筑面积的前提下，建筑标准层层高考虑做7.0-8.0米，把155米的空间高度消化掉。

（12）裙房部分的配套设计要满足写字楼（星级标准）档次的配套使用；

（13）地面的停车位设计要合理结合建筑和地块的特点，地下室停车要合理经济，总停车位要满足星级写字楼设计的要求。

（13）Designofparkingspacesonthegroundshouldcombinefeaturesofconstructionsandblockreasonablyandparkingspaceinbasementshouldbereasonableandeconomical,whilethetotalparkingspacesaretomeetthestar-standardofficebuildingdesignrequirements.

（14）裙房部分的屋面应考虑充分利用；裙房部分的层高不低于9.0米；

（14）Theroofofannexshouldbefullyutilized;thelayerheightoftheannexshouldbenotlessthan9.0m;

（15）写字楼地下室二层设计，地下室二层底板标高为-0.6米（黄海高程），地坪抬升到8.5米（黄海高程），地下一层层高6.6米，地下二层层高3.5米，与酒店和滨海商业中心地下一层进行连接。

地下一层设计应做阳光地下层，建筑结合地形环境，充分利用场地的周围景观考虑设计；

（15）Two-storyisinofficebuildingbasementwith-0.6melevation（YellowSeaelevation）oftheflooronthesecondlayer,flooringupliftof8.5m（YellowSeaElevation）,6.6mhighofthefirstlayerunderground,3.5mhighofthesecondlayerunderground,connectedwiththefirstlayerofhotelandBinhaiCommercialCenter.Undergroundlayershouldbedesignedasthesunnyunderstandcombinedwiththeterrainenvironmentinfulluseofthesurroundingsights;

（16）写字楼裙房部分在靠内港池的部分应结合酒店靠内港池的裙楼部分一起考虑设计，衔接的建筑空间关系要处理好；

（17）建筑的结构形式应结合造型和成本一起统筹考虑设计，做到最优配比；

（16）Annexofofficebuildingnearinnerharborshouldbeconsideredwiththeannexofinnerharborbasininhotelthattheconnectionofarchitecturalspaceshouldbeproperlyhandled;

（17）Structureofbuildingshouldbeconsideredwithmodelandcosttoachievetheoptimalratio;

2、建筑风格设计architecturalstyledesign

（1）以现代派风格为主，以国际“地标”的设计高度设计，做出产品的地标性；

（2）注入“滨海”、“水”等元素符号；

（3）建筑可考虑退台的处理方式，结合建筑造型充分利用景观平台；

（2）Inpourwiththe"coastal""water"andotherelementsymbols;

（3）Constructioncanbeconsideredwithsetbackframetomakefulluseofthelandscapeplatformcombiningwiththearchitecturalstyle.

4、其他设计要求Otherdesignrequirements

综合管线：

合理的利用现有的水、电、气、电信等市政及专业管线接口，处理好场地内的智能化设计、供水、供电、给排水、排污、排洪等管线的布置问题，设计同时应考虑预留足够空间，便于以后施工接口和建筑的可持续发展。

环卫设施：

充分考虑环卫设施的合理数量和位置，如何和景观相结合，同时方便写字楼的日常使用及管理。

IntegratedPipeline:

rationallyusetheavailablewater,electricity,gas,telecommunicationsandothermunicipalandprofessionalpipelineinterfaces;handlewellthepipelineslayoutofwatersupply,electricity,drainage,sewerageandflooddeliverypipelinesinsidetheground;enoughspaceshouldbereservedforthefutureconstructioninterfaceandthesustainabledevelopmentofconstruction.

Sanitationfacilities:

fullyconsiderthereasonablequantityandlocationofthesanitationfacilities,andhowtocombinewiththelandscape,facilitatingtheofficebuildingfordailyuseandmanagement.

停车位：

停车位必须满足星级写字楼的规模使用数量，同时停车场的布置设计应满足并方便写字楼不同功能分区的使用要求。

Parkingspaces:

parkingspacesmustfulfillthequantityinuseofstar-standardofficebuilding,meanwhileparkinglayoutdesignshouldmeettherequestsofthedifferentfunctionalareasoftheofficebuildingforconvenience.

五、成果要求RequestsforAchievement

1、本项目设计应达到修详规和建筑方案设计深度要求；

2、设计文件：

设计说明书、总平面规划方案设计、交通组织设计、环境景观设计、综合管网组织设计、单体建筑平面、立面、剖面图；
