第一章、工程概况及编制依据

1.1工程性质和作用

青岛工艺美术厂项目工程,用地性质为居住用地。

本工程由青岛市民用建筑设计院有限公司设计,青岛恒生源集团建设有限公司承建。

1.2建筑和结构特征

1.2.1建筑特征

本工程位于青岛市四方区顺昌路21号,主要范围和内容包括1#—6#楼(住宅)、网点、半地下储藏室及人防地下车库。

耐火等级:

地上1#、2#高层部分为一级,3#-6#楼多层部分二级,沿街网点部分二级,地下停车库及半地下室为一级。

屋面防水等级二级,地下室防水等级:

配电室消防水池、底板、外墙及顶板为一级;防火设计建筑类别为一类;本工程总建筑面积46550.57m2,其中住宅建筑面积:

33080.75m2、网点及配套建筑面积3123.45m2,地下车库建筑面积:

7508.6m2。

1.2.1.1本工程外部装修为面砖墙面(多层住宅)、外墙涂料及干挂花岗岩(网点),墙体材料为蒸压加气混凝土砌块及粉煤灰砖。

1.2.1.2地下室外墙、底板及顶板防水采用混凝土自防水及卷材防水二道,在背水面增刷一道1mm厚防水涂料。

1.2.1.3防火墙和公共走廊上疏散用的平开防火门设闭门器,门窗玻璃按照规范规定及图纸要求使用安全玻璃,外门窗采用塑钢窗,中空玻璃;各单元入口设置可视对讲门。

1.2.2结构特征:

结构形式:

1#、2#为框剪结构,3#-6#为剪力墙结构、网点及地下车库为框架结构;抗震设防烈度:

6度,建筑抗震等级为四级。

合理使用年限:

50年。

基础形式:

1#、2#楼及地下车库为独基加防水底板、3~6#楼为条基+防水底板。

剪力墙底部加强区:

1#、2#为基础顶至地面三层顶,3#为基础至负一层。

砼标号:

1#、2#楼均为基础垫层C15、基础至4层为C35、4层以上为C30;3#-6#楼均为基础垫层C15;基础及以上为C30;后浇带钢筋砼栏板、圈梁、过梁构造柱采用C20砼。

其中±0.00以下采用级配防水砼,砼抗渗等级为P6,砂浆以M5砂浆为主。
