甲方(以下称为出租人)和乙方(以下称为承租人)于2003年12月16日达成并签署本租赁协议。

WhereasthelessoristhelawfulownerandinlawfulpossessionofHouseNo,_____,DHA,LahoreCantt,consistingof4Bedroomswithbath,D/D,TV;
Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).鉴于出租人是位于---处房屋的合法业主并合法地占有此物业,该物业由系数下述部分构成;
4间卧室带有卫生间、通讯设备、休闲室、厨房、储藏室、保姆房、室外面积带设施设备(以下称该物业)。
Andwhereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:
鉴于出租人已同意按以下条款和条件出租,并且承租人已同意按以下条款和条件承租该物业。
1.Thisagreementisonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.如果本协议仅适用于更换承租人或延长租赁期。
2.Thelessorletslesseetakesthedemisedpremisesforaperiodof12monthscommencingfrom15thJanuary2004.出租人同意让承租人自2004年1月15日起占有此该物业达12个月。
Theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod
如果双方在租赁期满时书面同意,此租赁行为可进入新一轮租赁期。
3.TherentofthedemisedpremisesshallbeUSD3,300/-(USdollarsThreeThousandandThreehundredOnly)permonth
4.ThelessorherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNineteenThousandandeightHundredOnly).
5.ItisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrentUSD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly2004.
6.ThatthelessorherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.
Thelesseeherbyconvenantswithlessorasfollowing:
1.Topaytothelessortherentherebyreservedinthemannerbeforementioned.
2.Thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.
3.TousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbyMr._____andfamily.
4.Nottosubletthewholeoranypartofthepremises.
5.Topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.Acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.Incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.Allduesmustbeclearedbeforetheexpiryofthelease.
6.Thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.
Thelessorherebyconvenantswiththelesseeasfollowing:
1.Topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.
2.Nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.
Itisherebydeclaredandmuturallyagreedbetweenthelessorandlesseeasfollwing:
1.ThelesseeandthelessorshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveone
(1)monthnoticeinadvancetoeitheroftheparties.
2.Themeterreadingofvariousutilitiesareasgivenbelow:

3.Thatthelesseehasalsoagreedwiththelessorforamandatoryincreaseinrentby10%perannum,therentwouldbeenhancedtoRs.36,300/-(RupeesThirtySixThousandandThreeHundredOnly),shouldthelessorandlesseemutuallytorenewthelease.Itcanbenegotiatedbetweentheparties.
Whereofthepartiesheretohaveexecutedthesepresentsontheanddayabovewritten.
