lounge,kitchen,store,servant,quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).andwhereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:

-1.thisagreementinonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.2.thelessorletslesseetakesthedemissedpremisesforaperiodof12monthscommencingfrom15thjanuaryXX.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod3.therentofthedemisedpremisesshallbeusd3,300/-(usdollarsthreethousandandthreehundredonly)permonth4.thelessorherebyacknowledgesreceiptofthesumofusd.19,800/-(usdollarsnineteenthousandandeighthundredonly)permonth.5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrentusd.3,300/-(usdollarsthreethousandandthreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjulyXX.6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/-(rupeessixtythousandonly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.thelesseeherbyconvenantswithlessorasfollowing:

1.topaytothelessortherentherebyreservedinthemannerbeforementioned.2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.3.tousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbymr.****andfamily.4.nottosubletthewholeoranypartofthepremises.5.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.allduesmustbeclearedbeforetheexpiryofthelease.6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.thelessorherebyconvenantswiththelesseeasfollowing:

-1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.2.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.itisherebydeclearandmuturallyagreedbetweenthelessorandlesseeansfollwing:
