　　and“lessee”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees）.

　　whereasthelessoristhelawfulownerandinlawfulpossessionofhouseno,***-*,dha,

　　lahorecantt,consistingof4bedroomswithbath,d/d,tv;

lounge,kitchen,store,servant,quartertogetherwithfixturesandfitting（hereinaftercollectivelycalledthedemisedpremises）.

　　andwhereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:

　　1.thisagreementinonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.

　　2.thelessorletslesseetakesthedemissedpremisesforaperiodof12months

　　commencingfrom15thjanuaryXX.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

　　3.therentofthedemisedpremisesshallbeusd3,300/-（usdollarsthreethousandandthreehundredonly）permonth

　　4.thelessorherebyacknowledgesreceiptofthesumofusd.19,800/-（usdollarsnineteenthousandandeighthundredonly）permonth.

　　5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrent

　　usd.3,300/-（usdollarsthreethousandandthreehundredonly）asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjulyXX.

　　6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/-（rupeessixtythousandonly）fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.

　　thelesseeherbyconvenantswithlessorasfollowing:

　　1.topaytothelessortherentherebyreservedinthemannerbeforementioned.

　　2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost（reasonablewearandtearexcepted）ontheexpiryofthisleaseoranyrenewalhereof.

　　3.tousethedemisespremisesforresiden

　　tialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbymr.****

　　4.nottosubletthewholeoranypartofthepremises.

　　5.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.allduesmustbeclearedbeforetheexpiryofthelease.

　　6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.

　　thelessorherebyconvenantswiththelesseeasfollowing:

　　1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.

　　2.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.

　　itisherebydeclearandmuturallyagreedbetweenthelessorandlesseeansfollwing:
