thisagreementofleaseismadeonthis16thdayofdecemberXXbyandbetween:

mr.****,r/ochina,refereedtoasthelesseeoftheotherpart.(expression“lessor”
and“lessee”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees).
whereasthelessoristhelawfulownerandinlawfulpossessionofhouseno,***-*,dha,
lahorecantt,consistingof4bedroomswithbath,d/d,tv;
lounge,kitchen,store,servant,quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).
andwhereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:
1.thisagreementinonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.
2.thelessorletslesseetakesthedemissedpremisesforaperiodof12months
commencingfrom15thjanuaryXX.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod
3.therentofthedemisedpremisesshallbeusd3,300/-(usdollarsthreethousandandthreehundredonly)permonth
4.thelessorherebyacknowledgesreceiptofthesumofusd.19,800/-(usdollarsnineteenthousandandeighthundredonly)permonth.
5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrent
usd.3,300/-(usdollarsthreethousandandthreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjulyXX.
6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/-(rupeessixtythousandonly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.
thelesseeherbyconvenantswithlessorasfollowing:
1.topaytothelessortherentherebyreservedinthemannerbeforementioned.
2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.

5.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.allduesmustbeclearedbeforetheexpiryofthelease.
6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.
thelessorherebyconvenantswiththelesseeasfollowing:
1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.
2.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.
itisherebydeclearandmuturallyagreedbetweenthelessorandlesseeansfollwing:

1.thelesseeandthelessorshallhavetherightandoptiontoterminatethisleaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveone
