6、 of inhabitant is , and should not exceeding persons.(二)如租赁用途为居住的,甲方应自与乙方订立本合同之日起7日内,到房屋所在地的社区来京人员和出租房屋服务站办理房屋出租登记手续。对多人居住的,乙方应将居住人员情况告知甲方,甲方应建立居住人员登记簿,并按规定报送服务站。本合同变更或者终止的,甲方应自合同变更或者终止之日起5日内,到房屋所在地的社区来京人员和出租房屋服务站办理登记变更、注销手续。在本合同有效期内,居住人员发生变更的,乙方应当自变更之日起2日内告知服务站,办理变更登记手续。居住人员中有外地来京人员的,甲方应提供相关证明,督促和协
7、助乙方到当地公安派出所办理暂住证;居住人员中有境外人员的,(甲方 /乙方)应自订立本合同之时起24小时内到当地公安派出所办理住宿登记手续。租赁用途为非居住的,甲方应自订立房屋租赁合同之日起30日内,到房屋所在地的房屋行政管理部门办理房屋租赁合同备案手续。If the rental purposes is for residence, from the date when this Contract has been set up, within 7 days, Party A should go to the Community Service Station for Foreigner an
8、d House Lease (hereinafter refers to as the “station”) to have the house lease contract registered. If the inhabitant is more than one person, Party B must inform the situation of inhabitants to Party A. On the other hand, Party A must establish a register for inhabitants, and send it to the Station
9、 complying with regulation. If this contract has been amended or terminated, party A should go to the Station to change or logout the registration within 5 days. In the period of validity, provided the inhabitants have changed, from the date of change, within 2 days, Party B must inform the Service
10、Station and change the registration.Party A should supply the related information about himself and/or the house if there is foreigner from other provinces within the inhabitant, to assist and supervise Party B to handle the Temporary Residential Permit at Local Police Station. And Party B should go
11、 to Local police station to handle the Lodging Registration within 24 hours if there is any person from other countries, from the time when this contract has been set up.If the rental purpose is not residence, from the date when this contract has been set up, within 30 days, Party A should go to the

14、物品、设备设施及水电使用等情况进行验收,结清各自应当承担的费用。乙方继续承租的,应提前 30 日向甲方提出(书面 / 口头)续租要求,协商一致后双方重新签订房屋租赁合同。(b) Party A has the right to retract the house upon the expiration of the leasehold or the dissolution of the contract, and, Party B should return the leased house and accessary facilities in original state to Party

Both parties must check and accept the house and the accessory facilities, meanwhile, settle accounts of the cost which should be bore by their own.If the Lessee intends to renew the leasehold, should notify (written/oral) the Lessor within one month before termination. Both parties should concl

If the Party B had paid the fees related proof, Party A should returned corresponding fees to Party B.第六条 房屋维护及维修 Article 6: Maintenance and repair(一)甲方应保证房屋的建筑结构和设备设施符合建筑、消防、治安
21、、卫生等方面的安全条件,不得危及人身安全;承租人保证遵守国家、北京市的法律法规规定以及房屋所在小区的物业管理规约。(a) Party A should ensure that the construction and facilities of rental house is conformed to relevant laws and regulations. Party B could not do any unlawful or illegal activities which are not allowed according to the State laws, the govern
22、ment regulations and the local byelaw. In the period of rents, both parties should keep the house, the facilities and goods attached to the house in safe and suitable.(二)租赁期内,甲乙双方应共同保障房屋及其附属物品、设备设施处于适用和安全的状态:(b)In the period of rents, both parties should keep the house, the good and facilities attac
23、hed to the house in applicable and safe:1、对于房屋及其附属物品、设备设施因自然属性或合理使用而导致的损耗,乙方应及时通知甲方修复。甲方应在接到乙方通知后的 7 日内进行维修。逾期不维修的,乙方可代为维修,费用由甲方承担。因维修房屋影响乙方使用的,应相应减少租金或延长租赁期限。aParty B should notice Party A about any damage of the houses due to poor quality, natural tear and wear or calamities. Party A should be res
24、ponsible for repairing in 7 days and bear the expenses. Provided Party A has not repaired on schedule, Party B could repair instead of Part A. Party A should bear the expenses which should be undertaken by himself. Once the repairing has made an impact on the usual life, Party A should reduce rental
25、 or extend the period of rent correspondingly.2、因乙方保管不当或不合理使用,致使房屋及其附属物品、设备设施发生损坏或故障的,乙方应负责维修或承担赔偿责任。bThe damage of the premises or the fittings that is within the control of the party B should be borne by party B.第七条 转租 Article 7: Transfer or Sublet除甲乙双方另有约定以外,乙方需事先征得甲方书面同意,方可在租赁期内将房屋部分或全部转租给他人,并就受
26、转租人的行为向甲方承担责任。Party B should not partly or totally sublet without the written permission from party A. If the house has been transferred or sublet, Party B should be liable for compensating for any behavior of sublet person.第八条 合同解除 Article 8: Dissolution of Contract(一)经甲乙双方协商一致,可以解除本合同。(a) The cont
27、ract can be rescind based on the agreement(二)因不可抗力导致本合同无法继续履行的,本合同自行解除。(b) If Force Majeure cause to terminating the contract, the contract is rescinded.(三)甲方有下列情形之一的,乙方有权单方解除合同:(c) If Party A has one of the following behaviors, Party B has the right to rescind this Contract unilaterally.1、迟延交付房屋达 7
28、 日的。a Within 7 days, Party A has not turn over the house.2、交付的房屋严重不符合合同约定或影响乙方安全、健康的。b The house does not conform to the contract seriously or affects the safety and healthy of Party B.3、不承担约定的维修义务,致使乙方无法正常使用房屋的。c Because Party A has not repaired house, Party B could not use house normally.4、 。d (四)
29、乙方有下列情形之一的,甲方有权单方解除合同,收回房屋:(d) If Party B has one of the following behaviors, Party A has the right to rescind the Contract unilaterally and take back the house.1、不按照约定支付租金达 日的。a If Party B delays rental payment in the excess of _days.2、欠缴各项费用达 元的。b If Party B delays kinds of fees in the excess of _
30、yuan.3、擅自改变房屋用途的。c If Party B changes the use of the leased house unilaterally.4、擅自拆改变动或损坏房屋主体结构的。d If Party B changes or damages the main structure of house unilaterally.5、保管不当或不合理使用导致附属物品、设备设施损坏并拒不赔偿的。e The damage of the premises or the fittings that is within the control of party B and party B re
31、fuses to compensate.6、利用房屋从事违法活动、损害公共利益或者妨碍他人正常工作、生活的。f The Party Bs behaviors in the house are unlawful or interfere with other peoples life.7、擅自将房屋转租给第三人的。g The Party B transfer or sublet the leased house unilaterally.8、 。 h (五)其他法定的合同解除情形。(e) Other legal situations of contract rescission.第九条 违约责任 Article 9: Responsibility for breach of the Contract(一)甲方有第八条第三款约定的情形之一的,应按月租金的 200 %向乙方支付违约金;乙方有第八条第四款约定的情形之一的,应按月租金的 200 %向甲方支付违约金,甲方并可要求乙方将房屋恢复原状或赔偿相应损失。(a) Either of Parties behaviors results in the termination of the contract before its expiration, the penalty for breach should be
