Depending on the nature of engineering, hydrogeology, environmental conditions and rational design; 管理学院课程设计报告 课程设计正文 固原市2015年第二季度建筑市场建筑调查实训 一、实训的目的与要求 (一)实训的目的 建筑市场询价实训的目的是为了使学生通过集中周的强化训练，全面掌握主要建筑材料、机械设备和劳动力市场价格，培养学生市场调查能力，拓宽学生的工程造价管理领域知识面，为学生合理确定建设工程造价奠定坚实的实践基础。 (二)实训的要求 1(学生必须全过

14、程参与各工作环节，不得因分工不同而舍弃个别环节的工作内容; 2(学生不得在任务分配过程中避重就轻或敷衍搪塞，一经发现严肃处理; 3(严格遵守实训的时间安排，不得无故缺勤或迟到早退; 4(培养高尚的职业道德和敬业精神，不得弄虚作假; 5(避免与被调查对象发生冲突，不得强行访问、调查; 6(遵守相关单位和部门的规章制度; 7(深入领会实地访问任务要求，在确定时间内完成任务; 8(设计结束填写相关表格，提交符合规定的调研分析报告。 二、实习项目概况 因为今后希望可以在宁夏从事相关领域工作，所以建筑市场询价实习的地点定在宁夏。我从长春直接奔赴宁夏，投奔这边从事建筑行业的亲戚，从 8月7号开始了为期一周

15、的询价实习。实训时间 是8月7日到8月14号，实训地点是宁夏省固原市，实训单位涉及华城国际工程和固原各大建材市场。 三、实习内容 主要技术指标和要求:对建设工程所需各种阀门、钢管、套管、门窗、电缆接头、钢筋、PVC管、玻璃、水泥、风机、电缆、开关、等生产要素的市场价格、产品规格、质量、供应时间、供应方式、供应地点、供应数量等各方面进行系统的调查。方案选择及工作原理:调研工作的展开以建筑市场为对象，学生从设计调研问卷开始，顺序参与实地调查、统计、分析、研究、撰文的各工作环节中，在动手操作和亲身参与中使学生全面掌握市场调研工作的组织结构及工作流程，培养学生实际操作和应用能力。 , 在施工现场对商品

16、阀门、水泥、钢筋、管材、等主要材料进行询问调查刚开始对这边地形和气候都不是很熟悉，前五天主要在家人帮助下认识华城国际工程的施工工地材料员和一些生产商，从他们那得知一些建筑材料的价格，对固原2015年第二季度建筑市场的各种阀门、水嘴、镀锌无缝管、铝合金门窗、橡胶圈、散热器、钢筋、PVC管材、玻璃、水泥、风机、导线、保温板、电线电缆、开关、等材料价格进行了统计以及对接下来几个月内主要材料价格浮动趋势进行了分析。 在固原的建材市场对各种阀门、水嘴、镀锌无缝管、铝合金门窗、橡胶圈、散热器、钢筋、PVC管材、玻璃、水泥、风机、导线、保温板、电线电缆、开关、等主要材料进行市场走访调查 2015 年 8 月

17、 7 日，对固原市几个比较大的建筑材料市场进行了走访调查。主要调查的对象都是个体营业户。在询问的过程中，收获很多，感触很多。因为有些厂家看完不停的问还用笔记录，有一些戒备。不过通过说明我的目的，表明身份之后，老板们都很配合和热情。在“中国建筑材料网”“建筑材料网”等国内几家建材网站进行浏览阅读 、 关注有关银川以及固原第一季度主要建筑材料的价格以及未来的走势，了解不同地区建筑材料价格的差异和范围。充分利用互联网这个工具，对前期数据进行了更深层次的了解和分析。现在的建筑钢材市场面临“高库存”和“高成本”的压力，目前库存增幅比较明显，现在创历年的新高,但随着8月份市场需求的逐渐启动后，库存增幅将减

18、缓，而后期成本支撑力度减弱，主导市场的主要是看需求关系，同时宏观政策面主要看货币政策，因为这直接与钢贸领域的资金相关。 管材类价格在月初暂时平稳，价格变化不大，至月中出现小幅上涨，涨幅约30元到50元,吨,其中,3寸PVC管价格5150元/吨，20#无缝管219*6价格5850元/吨。在通用树脂生产中，以PVC树脂耗乙烯量最低，生产成本也最低。国内生产每吨PVC需耗乙烯0.5314吨，而每吨聚乙烯平均耗乙烯1.042 吨，国内每吨PVC树脂的乙烯耗量比聚乙烯少消耗约50%。另外，从塑料制品角度看,PVC与各种助剂相容性好，在生产管材中可加入大量低廉的填料,使生产成本大大降低。目前中国塑料管道生

19、产能力达300万吨，主要有PVC、PE和PP,R管道三大类，其中PVC管道是市场份额最大的塑料管道，占塑料管道近70%的份额。PVC管材生产线1600余条。年生产能力250万吨以上，2003年PVC管道年产量达120多万吨。在塑料管道中,PVC的份额为 70%，PE占25%，PP,R占4%，其它占1%。虽然PVC管道的快速发展吸引众多企业进入这个行业投资，但在国内生产众多厂家中，年产能力在1万吨的仅有70多家，年产3万吨以上的企业为20多家并拥有行业60%的产量。水泥市场需求依然旺盛，大企业盈利能力,ing on the nature of engineering, hydrogeology,

26、水状态，水利建设是中国经济发展的最基本要素，并不亚于能源建设。没有水利保障也就没有农业发展，7亿农民的温饱和小康就无从谈起。 随着春节过去，市场对建筑材料需求量减小，价格将有小幅度下降。但随着节后工地陆续开工，从3月初后各地工地开始陆续开工，市场需求将逐渐上升。同时由于节前商家对于节后的市场预期较大，囤货的较多，也加大了市场上涨的意愿，对市场有一定的拉动，预计建筑钢材市场在3月份市场将逐渐上涨。 近期来，国内极力稳定物价的大政方针、连续上调存贷款利率、准备金率等政策措施，货币紧缩银行无钱可贷。目前受冲击最大的可能要算房地产业，今年国家将继续加大楼市的控制，以制约过高的房价，眼下各地纷纷出台房地

27、产限制政策。而这对建筑钢材市场的影响将会很大，而且将逐渐显现出来。综合考虑，预计下季度建材市场价格将呈上行的态势。 综上所述，钢材总体是稳中上涨行情，市场价格上涨的原因:一是受近期钢厂调价的影响，商 家报价较为坚挺且有拉涨意图较为明显;二是今年进入冬季后，与往年相比气温偏暖，很多施工单位想借此加大施工进度，也是造成价格上涨的原因之一。预计，短期内市场价格仍处于震荡上扬的阶段。国内PVC重复投资，PVC粉价格略会下降，其它材料价会较为稳定，从需求上来看，是供过于求，总体来看，应是平稳的，可能还略会下降。 未来十年政府将投资约4万亿人民币用于水利建设，每年的投资将达到 4000亿人民币，这个数字比

28、2010年翻了一番，水利建设对水泥的需求将在 2,3 年内进入高峰。中国处于城市化快速发展时期，也要大量用水泥。 以交通运输为主的基础设施建设也要大量用水泥;重点工程每年有水泥用量也少不了，农村建设也要用水泥。去年下半年不少地区因停电造成水泥企业停产，反而带来了这些地区水泥价格大涨，是值得我们水泥企业反思的。产能过大是投资的浪费，而水泥价格长期过低既是市场竞争的结果，更反映出整个行业的竞争力不强。我们高兴地看到，随着行业结构调整和新型干法水泥的发展，以及兼并重组的实施，我们一部分大企业成长起来了，他们从引领行业价 值回归的角度，在维护市场公平竞争、保障市场供需平衡方面发挥了重要作用。“十二五”

29、水泥行业结构调整的重点是兼并重组，, 前10家大型企业的总产能将会占到全国总量的40%以上，这对整个行业的效益增长至关重要。其次，水泥行业的节能减排将继续推进，除了余热发电、节能粉磨等重点技术得到大量应用外，利用水泥窑处置城市垃圾、污泥、固体废弃物、危险废物技术将得到政府的大力支持;水泥企业的产业链也将进一步延伸，这不仅降低了成本，改善了环保，更有利于提高行业的竞争能力，而大企业的盈利能力也进一步增强。 四、心得体会 这一周的询价实习让我得到的不仅是理论上对材料的价格、供应等方面的内容，更多的是更多实践中悟出的真理。虽然有人指路，让我的实习开始得很顺利，但是在最后两天自己的走访中感触 最为深刻

30、。在一个几乎陌生的城市，查地图，挤地铁，迷茫，问路，寻找，问询，收获，得到的不 只是答案，探索的过程更为宝贵。 我也深深感受到，在很多时候有人指点真的很重要。前五天我的实习时在亲戚介绍下，利用他 的人脉，进行得相对顺利。而之后两天，一个人摸索的道路，有点艰辛，有点曲折，有更多的感悟。 有一个人奔波的劳累，有被拒绝的失落，有寻求帮助时的畏惧，我一步一步艰难地迈向目标。不断 地突破自己，不断鼓励自己要勇敢，一个人在偌大的城市奔波两天。我感慨都市的快节奏，我感叹 社会和校园的差距。这所有的让我明白，在被拒绝的时候，我们所能做的就是厚着脸皮继续。这种 死皮赖脸的精神也是以后工作需要的。同时，对建筑材料

31、的价格准确把握对整个造价工作是不可缺少的环节，我们要及时准确多渠道了解。对建筑材料市场价格的了解对一个建筑从业人员来说是必 须具备的能力，特别是对于将要从事造价工作的我来说更是必不可少的，只有了解了市场价格才能 准确的做造价工作，提高工作效率。 同时，通过这次实习，让我学到了许多课堂上根本学不到的东西，仿佛自己一下子成熟了，懂 得了做人做事的道理， 也懂得了学习的意义， 时间的宝贵。 明白了人的一生不可能都是一帆风顺的， 所以必须勇敢去面对人生中的每一个难题。也让我清楚的认识了自己，看清了自己的人生方向，认 识到了无论做任何事情都应坚持仔细认真的工作态度，要有一种平和的心态和不耻下问的精神，不
