Shanghai New World Property Management Company Limited Director & General Manager PART 2 FITTING-OUT GUIDEFITTING-OUT GUIDE 2.1 Handing-over of PremisesUpon completion of the signing of Assignment and payment of management fees, a notification letter of
15、premises taking-over and requirement of premises taking-over will be issued by the Developers leasing sector. Keys of the premises are then allocated by the Hong Kong New World Management Office on production of leasing sector notification letter at a specific date which shall be notified in writing
16、 by the Registered Owner / Tenant under normal circumstances. An official company seal / chop must be brought in while taking over the premises. On receipt of the keys, you will be accompanied by our management staff to inspect on the condition of the provided fixture and fittings, which are ready t
17、o be taken over in the premises.Subject to the provision of the Deed of Mutual Covenant and Management Agreement, owners / tenants are responsible for the up-keeping, including maintenance and repair, of all the items handed over. If you appoint your agent or representative to take over the premises
18、, an authorization letter must be presented to the Management Office.2.2 Owner / Tenant Contact InformationOwner / Tenant shall complete and return a contact information form upon taking over the premises which will be used for the purpose of day-to-day communication and emergency contact.2.3 Fittin
19、g-out Works by Owner / TenantThe owners / tenants are responsible at their own expenses for all fitting-out words, including alterations or additions to the Developers provided fittings or fixtures, within the premises. It is for the owners / tenants benefit to submit plans before the intending date
20、 of hand-over, which shall PART2be notified in writing by the Management Office. These owners / tenants are advised to appoint a professional designer for the design and construction of the premises, if necessary, to prepare plans and drawings for submission to the Management Office for approval as
21、soon as possible. All the alteration of construction concerning the Electricity Engineering will be arranged by the contractor nominated by the Developer while the additional charges will be at tenants expenses. Fitting-out works, including the removal of any Developer fixtures or fittings, should N
22、OT be carried out before approval is obtained from the Management Office.2.3.1 Approval of Fitting-out PlansOwners / Tenants must submit the fitting-out plans to the Management Officefor written approval prior to the commencement of any fitting-out works. The following plans are generally required d
23、epending on the extent of alteration / additional works. 2.3.1.1 Floor plan with clear indication of the internal partitions with detailed description / specifications of Fitting-out material to be used; 2.3.1.2 Elevation / section of floor plan with details of shop front / shop sign; 2.3.1.3 Drop-c

26、 plans / drawings, you should take note of the following in order to avoid delay: 2.3.2.1 All plans / drawings should be in metric scale sand properly numbered; 2.3.2.2 All technical information should be in metric units; 2.3.2.3 Correct levels and dimension should be marked on submitted plans / dra
27、wings. In all cases, dimensions should be verified by site measurement; 2.3.2.4 Construction details, specification of materials and method of fixing should be shown on drawings; 2.3.2.5 Plants / equipment should be shown on drawings; 2.3.2.6 Any alteration to the buildings structure is prohibited.2
28、.3.3 M & E Installation Major modification and / or alteration of the building services is not permitted. Owners / tenants who intend to have minor alteration and additional works to the building services must submit applications to the Management Office with all plans and drawings concerned. The application with plans will be vetted by the M & E Consultant. No additional or alteration works to the building services shall be commenced without prior approval of the Management Office.
