出租方与承租方于2015年9月15日双方协商一致，就以下条款达成协议。
TheLessorswithrentingthesideachievedconsistentlytothefollowingprovisioninSept.15,2015.
1.甲方同意将康营家园7区1号楼1单元1002室及其设备良好的状态下租给乙方。
PartyAagreestoRoom1002,Unit1,1#Area7ofKangYingcommunity,andequipmentgoodconditiontopartyB.
2.租赁期自2015年9月15日至2015年9月15日，届时本合同自然终止
LeasesinceSept.15,2015to2015,Sept.15,2015,whenthecontractistheautomatictermination.
3.租赁期满，甲方有权收回全部出租房屋，乙方应如期交还。
乙方如需继续承租，需在本合同期满50天前，向甲方提出书面通知。
租金以双方协商而定。
Expiryofthelease,PartyAhastherighttonolongerpremises,partyBshouldbereturned.IfpartyBneedtocontinueleasing,needtobein50daysbeforethedeadline,awrittennoticetopartyA,renttobothpartiesthroughconsultationanddecide.
4.租金。
每月为叁仟元人民币。
Rent.Permonthfor￥3,000.
5.租金按季度支付，必须于每交付期3日前付清。
如乙方逾期未付，需按月交付0.5%滞纳金，超过七天未付，视为自动退租并按合同条款规定。

willnotpay,shouldbedeliveredbythemonththefinefordelayingpaymentof0.5%,morethan7dayswithoutpay,anautomaticretreathire.
6.在本合同有效期内租金不予调整。

7.押金。
乙方同意支付1个月房租计人民币叁仟元整作为押金（押金由居住人自行支付），自本合同签定日支付与甲方。
合同期满，乙方如不再续租，甲方应在十天内（在乙方将全部电话费，水电费和煤气费付清后）将押金反还给乙方（不计利息）。

8.乙方如违反合同规定发生费用开支，甲方可以扣留部分押金抵付。
IfpartyAhappenedisnotcoveredbythecontractcosts,partyamaywithholdpartofthedepositincompensation.
9.在租赁期内，如乙方提前终止合同，押金不予返还。
Intheleaseterm,ifthepartyBterminatesthecontract,thedepositwillnotbereturned.
10.乙方所用电话费，按电信局收费标准，每月根据实际使用量计算，乙方根据费用清单结算。

11.租赁期内，乙方所用水，电，煤气，电视收视费，供暖费，物业管理费，按实际发生费用结算，乙方根据费用清单结算。

12.出租人（甲方）责任：
租赁期内甲方不得无故收回房屋，如甲方中途收回房屋，乙方有权拒绝。

IntherentingtimethePartyAcannottakebackthehouseforno
reason,likethePartyAmidwaytakesbackthehouse,thePartyBcanreject.
13.承租人（乙方）责任：
乙方应按照本合同条款规定支付租金，押金及其他费用。
如有拖欠，则作违约处理，租赁期内未经甲方同意，乙方不能转让其所租房屋，私自转让无效。
Tenantresponsibility（PartyB）:
Thetenantsshouldaccordingtocontractprovisionrentalpayment,otherdepositandexpenses.Iffallsbehind,thenmakesdealingwithbreachofcontract,intherentingtimethefirstpartyhadnotagreedthatthesecondpartytransfersthishouse,thedecisionissecretlyinvalid.
14.乙方应爱护房屋及其设备，如因使用不当导致损坏，应予赔偿。
乙方不应改变原有房屋设施。
ThepartyBshouldcherishthehouseandequipment,ifbecauseofusingcausesthedamageimproper,shouldcompensate.And,thepartyBshouldnotchangetheoriginalbuildingfacility.
15.租赁房屋过程中，承租人必须严格遵守物业管理规定，中国宪法，法律，细则，规章及Rentsinthehouseprocess,thetenantmuststrictlycomplywiththeestatemanagementstipulation,theChineseconstitution,thelaw,theregulation,therulesandregulationsandlawstipulatedthatandforbidsthetenantusingthehousebythebehaviorthatanyformcarriesontoviolatethelaw.
16.争议的解决。
凡执行本合同或与本合同有关争议，由双方友好协商解决，协商不成，提请由当地人民法院仲裁。
Thesolutiondisputed.Everycarriesoutthiscontractorhasthedisputewiththiscontract,issettledbybothsidesinafriendlyway,theconsultationisinadequate,proposestoarbitratebythelocalpeople'scourt.
17.其它。
房屋如因不可抗拒的原因（自然灾害）导致损毁或造成乙方损失的，甲乙双方互不承担责任，因上述原因而终止合同的，租金按照实际使用的时间计算。
Other.Ifthehouse（naturaldisaster）causestodamageorcausesthepartyBlosebecauseoftheirresistiblereason,thePartyA&Bdonotshouldertheresponsibilitymutually,terminatesthecontractbecauseoftheabovereason,rentaccordingtocount-downofactualuse.
18.本合同附件是本合同不可分割的组成部分，本合同自签定之日起生效，合同文本一式二份，甲乙双方各执一份，如有歧义，以中文文本为准。
Theappendixofthiscontractisthecommonconstituentofcontract,thiscontractfromevaluatingthedatestartstobecomeeffective,treatywordingaltogether2,thePartyA&Btakeonerespectively,ifthereisdifferentmeanings,takestheChinesetextasthestandard.

3、该物业内之一切原来设备及间隔，乙方必须得到甲方书面同意，方可更改或增减。

premiseswithouthavingfirstobtainedthewrittenconsentofPartyA.
4、乙方不得在该物业之内任何地内存放违反危险品条例之物品，例如军械、火药、璜硝、
汽油,有爆炸危险性的物品及挥发性之化工原料等等,另乙方不得在该物业内做任何
违反中国法律行为。
否则，一切后果，由乙方负责。
PartyBshallnotstorearms,ammunitionorunlawfulgoods,gun-powder,saltpeter,kerosene

oranyexplosiveorcombustiblesubstance,etc.inanypartofthesaidpremises,thetenantorinmateshallnotusethesaidpremisesforanyillegalpurposes,forviolationagainstthelawofPeople’sRepublicofChinainanypartofthesaidproperty,PartyBshallbeanswerableandresponsibleforanyconsequenceofanybreachoflocalordinance.
5、乙方须正确维护该物业内甲方所提供之家具、电器、装置及设备、该物业之原来一切设
备如有因非正当使用造成的损坏，乙方须负责修理或赔偿。
Tokeeptheinteriorofthesaidpremisesandfurniture,fixturesandfittingsprovidedbyPartyAinconditionofnormalusethroughoutthetenancy,ifanydamagesmadebyanyabnormaluse,PartyBisresponsiblefortherepairorreimbursement.
6、乙方不得拒绝甲方派谴之人员，在适当时间入屋检视该单位近况或进行任何修理工程。
PartyBshallpermitPartyAanditsagentswithorwithoutworkmenorothersandwithorwithoutappliancesatallreasonabletimestoenteruponthesaidpremisesandtoviewtheconditionthereofandtotakeinventoriesofthefixturesthereinandtocarryoutanyrepairstothepremiseswhichPartyAconsidersnecessaryorpropertobedone.
7、当租约期满或终止前X个月，甲方有权在不骚扰原则下,张贴招租告示于该单位外,
乙方亦应准许甲方/代理人在合理时间内，带同新租客进入该物业视察。
DuringtheXmonthimmediatelyprecedingthedeterminationofthesaidtermoftenancy,PartyAshallbeatlibertytoaffixandretainwithoutinterferenceormolestationonthedoorortheexternalpartsofthesaidpremisesanoticeforlettingthesaidpremisesandtheParty
BshallpermitandallowallpersonswithwrittenororalauthorityfrompartyAoritsagentoragentsatallreasonablehoursofthedaytoviewthesaidpremisesoranypartorpartthereof.
8、租约期满，乙方如需延长租约，须在租约期满X个月前以书面方式通知甲方，经甲
方同意，乙方可以新订租金和租约继续入住该物业。
Xmonthwrittennoticebeforetheexpirationisrequiredforanytenancyrenewal;newtenancyagreementwillbegeneratedundertheconsentofbothparties.
9、乙方须自行投买风灾,水灾,火灾,盗窃,意外保障等等,乙方如在该单位内有任何损失,
甲方不负任何责任。
PartyBshallhimselfcoverinsuranceforhisownbelongingsagainstTyphoon,Depression,Storm,Flood,Fire,Theft,Accidents,etc.inrelationtothisTenancy.PartyAshallnotberesponsibleforanydamageorlossunderallcircumstances.
10、乙方不得于单位内制造或容许制造噪音,异味或任何滋扰邻居或业主安宁之举动,其中
包括拖欠租金。
经警告后仍未有所改善,甲方有权终止租约。
PartyBshallnotpermitanynoiseorallowanymusictobeproducedinthepremisessoastogivecauseforreasonablecomplaintfromtheoccupantsofneighboringpremises,otherwise,PartyAhastherighttoterminatethetenancyimmediatelyifcasecontinuedafteradvised.11、
12、甲方须承担该物业的房产税、土地使用税。
PartyAshallpayallpropertytax,landtaxandanyothertaxorchargeofthesaidpremises.租约期内，甲方有权将该物业出售给第三者，本合约对购得该物业之新业主仍然有效，
所有适用于甲、乙双方的条款，同样无条件适用于新业主和乙方。
