摘要
随着我国老年人口的增加和需求层次的丰富,在经济结构转型、房地产业调
整的背景下,越来越多的社会资本进入到养老地产业的投资领域。
但是养老地产
业由于涉及面广、复合性强等特殊性,在发展中一直面临着土地、融资、运营模
式等诸多问题的困扰,难以突破发展瓶颈。
现有的关于养老地产的研究往往围绕
项目开发的具体问题展开,缺乏产业发展视角下的系统研究,指导性不强。
因此
在新的形势下,有必要从产业发展的角度对我国养老地产业进行重新梳理,探索
产业发展的模式和解决问题的方式。
本文主要运用文献分析、探索研究和比较分析等方法对我国养老地产业进行
研究,主要贡献在于:
①文章从养老服务业和房地产业融合的角度对养老地产业进行了概念界定和
认知,对养老地产的研究视角有所不同;
②文章通过对发达国家,特别是美国和日本的养老地产业发展经验进行了梳
理和总结,从政府职能、产业培育、支撑体系和产品覆盖等方面提出了适合我国
的经验借鉴;
③文章对我国养老地产业发展的阶段特点、模式分类和面临的问题进行了分
析,从产业环境和产业自身两方面指出我国养老地产业发展中面临的问题,并提
出了我国养老地产业发展的动力机制,即市场需求驱动力、供应整合推动力和政
策引导拉动力;
④文章重点围绕土地获取模式、产业融资模式和产业运营模式三个关键维度
展开比较分析,提出模式选择与制度改进建议,并在此基础上探索了我国养老地
产业发展模式的内在制约关系,提出了现阶段适合我国养老地产业发展的三种典
型模式。
本文通过以上研究,为解决养老地产业发展中的问题提供了新的视角,为养
老地产业发展模式提供了新的思路,有利于政府、企业、社会和消费者等产业市
场主体明确职责,通过共同努力推动养老地产业乃至整个养老产业的发展。

ABSTRACT
Withthetransformationofeconomicstructureandadjustmentofrealestate
industryinChina,moreandmoresocialcapitalareengagedininvestingtherealestate
industryforendowment,attractedbytheeldermarketwhichisgettinghugeand
abundant.However,becauseoftheparticularitylikewidecoverageandstrong
compositionality,itisdifficultforrealestateindustryforendowmenttobreakthrough
thedevelopmentbottlenecks,perplexedbytheproblemsbyland,fund,operationmode
andsoon.Mostoftheresearchonrealestateforendowmentwasimplementedtosolve
thespecificissuesinprojectdevelopment,andcouldnotsystemataciallyguidethe
industrydevelopmentbecauseofthedifferentperspective.Therefore,underthenew
circumstances,itisnecessarytore-recognizetherealestateindustryforendowmentin
China,andexploretheindustrydevelopmentmodesandthewaytosolvetheproblems
fromtheperspectiveofindustrydevelopment.Usingthemethodslikeliteratureanalysis,
explorationresearchandcomparativeanalysis,thisarticlestudiesontherealestate
industryforendowmentinChinaandmakessomecontributions:
